Q. How can I
“stage” my home so it sells quickly for the price I want?
A. Make sure you address both the outside and the inside
of the house by cleaning and de-cluttering everything, from the front yard to
the garage to the kitchen, bathrooms, and basement. Put away your personal items so buyers can
imagine themselves living there.
One way to take years off your home is
with paint. Check the home’s exterior paint job, and don’t forget
the front door, mailbox, garage doors, and walkways. In the
interior, remove the pictures from the walls (as well as old wallpaper) and
paint the walls in a neutral color.
Also, consider these tips if you want to
sell your home fast for a good price: a) Hire professional cleaners to do the work;
b) Get a home inspection before you put it on the market; and c) Make your
landscaping look sharp.

[Real Estate Corner] Don't want a stale listing???
Q. My home has been on the market several months. What can I do to keep it from looking like a
stale listing and get it sold?
A. You may know price can be the most important factor in
getting a home sold, but there are other things that can give you a competitive
advantage in the marketplace. Ask for a
copy of my “26-Step Home Marketing Plan” for the complete list. Three critical steps are:

Offer incentives: Mentioning in the listing
description that you are willing to pay some of the closing costs, repairs or
inspections can make a big difference in making your home attractive to
buyers.

Internet exposure: Today’s buyers are searching
for homes on real estate search websites like www.trulia.com, www.zillow.com,
and www.realtor.com. It is critical that the listing is
re-submitted to as many sites as possible if the price has changed.

Fresh photos: This is particularly true if your old
pictures reflect a different season.
Photos from the spring are a red flag to homes in the fall.

5 Simple Memory Tricks
It’s
frustrating not remembering where you put important items or forgetting basic
details. Use these tricks to keep track
of things:
v Cluster
numbers: Help your brain process the numbers “2, 8, 4,
9” by clustering them into “twenty eight, forty nine.”
v Say it out
loud:
Tell yourself that you’re locking the door as you leave. Repeat that you’re going to the kitchen for
scissors either out loud or to yourself.
This will keep you from becoming distracted.
v Convert
grocery lists to meals: If you need hot dogs, milk, mustard, cereal
and buns, you can think breakfast (cereal and milk) and lunch (mustard, hot
dogs, and buns).
v Designate a
place: Store your cell phone and keys in the same
place close to your front door. This way
you’ll know exactly where they are the next time you’re running late for an
appointment.
v Use visual
triggers: For example, leaving a piece of paper on your
car seat before going into the office will remind you to get gas before you
return home. Or, putting a DVD by the
front door reminds you to return it to the rental store before you leave the
house.
